We begin our involvement in any large complex by providing the owner with a comprehensive property management analysis and proposal for services. We work with owners to custom fit our property management services to the needs of the property.
New Construction San Diego Property Management:
We specialize and have been involved with the launch of several new construction projects. For new construction, San Diego property management takes a lot of pre-planning and we recommend contacting us at lease 9-12 months before the property will be ready for occupancy. We work hand in hand with the entire project team, from owners, developed, the construction company and the city to ensure a successful completion to the project. We will set up a pre-leasing and marketing plan assuring that the majority of the property is pre-leased prior to “opening day”. Creating an effective maintenance and response plan and coordinating with contractors for warranty repairs is a crucial aspect to any new construction property taking off successfully. We work with the construction company and facilitate all warranty maintenance and repairs. In the month prior to project completion we will prepare and test our property management plan for the complex. Setting up everything from accounting procedures to safety and evacuation protocols. As the property nears completion we will interview, hire and train the onsite staff making sure the property is 100% operational prior to the first resident moving in.
Complex and Individual Unit Property Management Maintenance Plans:
All of our San Diego properties under management have a detailed, routine and ongoing maintenance plan in place. The maintenance plans for all our properties are managed by our expert onsite maintenance staff. Maintenance mangers report and work directly with the properties onsite property manager. We also have the resources to manage and complete larger scale renovation and construction projects as needed.
Apartment Property Management, Accounting and Bookkeeping:
Our accounting staff is headquartered in our corporate office in La Jolla and manages all aspects of accounting, bookkeeping and financial planning for all our properties. We operate within generally accepted accounting principles and are guided by Bureau of Real Estates trust accounting rules. All owners have 24/7 online access to all accounting and financial data on the property.
