4 Ways to Go Green as a Landlord

Why Landlords in San Diego should go green

The San Diego rental market is an extremely competitive industry and landlords must do something to set themselves apart from the crowd. Going green and making your rental homes and units as energy efficient as possible is one way of doing that, and as a bonus, it can save you lots of money! As a property management company San Diego landlords trust, we have created a great list of tips that can help you go green, attract more tenants, and save money in the process.

  1. Invest in Better Light Bulbs. Using compact-fluorescent or LED light bulbs in both indoor and outdoor areas is better for the environment and provides you with savings. They not only do these types of bulbs last longer, they also use much less energy, which can be a great benefit for landlords who manage apartment complexes in San Diego. Large common areas, walkways and lights outside of each unit can quickly add up, so saving whenever possible is great for your bottom line.
  2. Install Green Appliances. The next time you need to replace older appliances such as refrigerators, toilets, air conditioners, washing machines or water heaters, consider buying high-efficiency appliances to replace them. Although the initial cost can be higher, the money you’ll save on electricity and water bills will make up for it in no time.
  3. Purchase Low-Flow Faucets, Toilets and Showerheads. Estimates are that low-flow devices can save over 3,000 gallons of water per year. That’s a lot of money that can be saved by a relatively minor purchase. Not only that, you won’t have to heat those 3,000 gallons of water, which leads to even more money saved.
  4. Promote Your Green Upgrades. All of your green upgrades won’t make a difference if your potential tenants don’t know about them. Make sure you’re heavily promoting your energy-efficient upgrades on your various advertising materials. You can point out the environmental benefits if you want, and most tenants will respond positively to that, but it’s imperative that you point out the financial benefits of going green. After all, what tenant wouldn’t want to live in a nice apartment or home that’s also going to save them money on utility bills?
