At Harland Property Management we want our clients to have options. For many a full “hands off” solution is what is required and for others simply assisting with finding, screening and placing a tenant is all that may be needed. If this sounds like you, then our Tenant Finder service will be the perfect solution for you and you will save some money as well.
You sign a simple contract allowing us to list and market your San Diego rental, there is no upfront fee. Your San Diego property manager will look at comparable rental data in the area along with other market factors to help determine the highest and best possible rental rate for your home. We will then use the regional San Diego Realtor MLS and other highly effective methods of getting the word out to prospective tenants quickly. Our goal is to find you a great tenant as fast as possible.
By far, the most important part of being a land lord is making sure you do all you can to attract and retain responsible tenants that will take care of your home and pay rent on time. We have extensive experience in running full credit, eviction and criminal checks. We take it a step further to income/asset verification and know what red flags to look for in the tenant screening process. Our tenant screening process does not cost you, the owner, anything additional.
It only makes sense to have an experienced agent who has written hundreds of leases to prepare the lease on your home with your new tenants. These days, anyone can print out a generic lease agreement off the internet. But how can you be sure who wrote it or if it has been updated with the ever changing laws? Our San Diego property managers use industry standard leases and are fully aware of all disclosures that must be made by a land lord to a tenant. We handle this for you and make it simple for everyone with electronic signatures so you never have to leave your home or office to sign your lease
At this point you are ready to meet your new tenant. We will forward you all the executed documents, provide you with all the contact info for the new tenant and even assist with setting up automatic payments from the tenants account to yours.
You are now completely in control and our service is complete. At this point, you have a solid well qualified tenant in place and collecting rent is streamlined.
It’s quiet simple, we will never charge you any upfront fees for marketing, advertising or listing your property for rent. We get paid only 6 % of the total lease value after a tenant signs a lease. If we don’t find you a tenant we don’t get paid!
If taking control of the day to day property management of the home proves to be more of a challenge that you originally anticipated, the great news is that we are happy to step back in and provide you with our full service property management services. Since you have already paid for the Tenant Finder service, all you have to do is make up the difference between the Tenant Finder fee we charge and the full service property management % we charge, usually it’s 4%.
